Renting in Doha: neighbourhoods, rents and tips for a good lease

Finding a home is often the first big step in Doha. Neighbourhoods, budgets, hidden charges, post-dated cheques: here is what you need to rent with confidence, with up-to-date (2026) rent ranges.

The neighbourhoods where French speakers live

  • The Pearl: a man-made island on the waterfront, marinas and private beaches, cafés and boutiques. The “lifestyle” choice par excellence, on the premium side.
  • West Bay: the business district, modern towers with sea views, close to offices, embassies and the Corniche. Practical, with almost everything within walking distance.
  • Lusail: the new “smart city”, recent and well-equipped buildings, waterfront promenades. The Fox Hills district there is more affordable.
  • Al Sadd: central and lively, shops and metro nearby, gentler rents.
  • Al Waab: family-friendly, villas in secure compounds, parks and international schools close by.
  • Abu Hamour: good value for money, popular with large families and long stays.

How much is rent in Doha?

The figures below are indicative (they vary with the floor, the view and furnishings) and given per month, in QAR. Good news: the market is stable, even slightly down in 2026 thanks to a wave of newly delivered homes.

  • The Pearl: 1 bedroom ~8,000-11,000 · 3 bedrooms ~15,500
  • West Bay: 1 bedroom ~7,000-8,000 · 3 bedrooms ~13,500
  • Lusail (Marina): 1 bedroom ~8,300 · 3 bedrooms ~14,000 (Fox Hills, more affordable: 1 bedroom ~5,900)
  • Al Sadd: 1 bedroom from ~4,000
  • Al Waab: family villas and compounds from ~8,000
  • Abu Hamour: 1 bedroom ~3,000-6,000

In outer districts or older buildings, studios and one-bedroom flats start at QAR 2,500-4,000.

Utilities: watch out for the extras

In Qatar, several costs often come on top of the rent, so always check what is included:

  • Electricity and water (Kahramaa): paid by the tenant, roughly QAR 200 to 500 a month excluding air conditioning, plus a connection deposit of about QAR 2,000 when you move in.
  • Air conditioning (Qatar Cool): in the newer districts (Pearl, West Bay, Lusail) it is billed separately, often QAR 1,000 to 1,500 a month. It is the cost that surprises newcomers most: ask whether it is included.
  • Internet (fibre): around QAR 300 to 365 a month (Vodafone or Ooredoo).
  • Service charges (common areas) are paid by the landlord, not the tenant.

The lease: what you need to know

  • Duration: usually one year (three years maximum). The rent cannot be increased during the lease.
  • Payment by cheques: you typically hand over 12 post-dated monthly cheques. ⚠️ Writing a cheque that bounces is a criminal offence in Qatar: only commit to what you can honour.
  • Security deposit: usually one month’s rent (the legal cap is two months), refundable if there is no damage.
  • Agency fee: about one month’s rent (5% of the annual rent), negotiable, and avoidable when renting directly from owners.
  • Registration: the lease is registered with the municipality (Baladiya), often required to connect the utilities. The agency can handle it.
  • Documents required: Qatar ID, passport, proof of residence, employer’s salary certificate and your cheque book.

The main portals are Property Finder, Qatar Living, Saakin, Mzad Qatar and Ezdan. To rent without agency fees, the community also makes heavy use of Facebook groups for owner-to-tenant deals.
